The Realtors went 21 for 41 for 51.2 percent from threes on the way to their fifth straight win and a 6-2 record in the North division.
Teng finished with 30 points before fouling out with 4:27 left.
Argel Mendoza nailed six three-pointers and finished with 28 points, while Robbie Manalang made two triples and tallied 13 points. Nic Belasco made 4 from beyond the arc.
The Patriots suffered their sixth loss in nine games.
Jemal Vizcarra and Jayboy Solis scored 15 each for Paranaque, which struggled from the three-point line, making only 6 of 23 attempts.
Meanwhile, Cebu City defeated Muntinlupa City, 79-62.
Patrick Cabahug showed the way for the Sharks, while center William McAloney sat out the match due to the flu.
Cebu ended a four-game slide and improved to 4-5 in the South division.
Cabahug scored 26, Edrian Lao added 12 and Raffy Octobre had nine points and 12 rebounds.
